11. These terms and conditions shall be governed by the laws of Singapore. Each participant irrevocably submits to the non-exclusive jurisdiction of Singapore courts. Those not party to the agreement have no rights under the Contracts (Rights of Third Parties) Act 2001 to enforce these terms.
